Is HostLedger tax advice?
No. It is a bookkeeping spreadsheet that organizes your numbers and maps categories to Schedule E lines. It cannot tell you what you owe and we cannot promise any tax result. Please check your situation with a CPA.
Who is it for?
US hosts with 1 to 5 short-term rental properties on Airbnb, Vrbo or direct bookings, especially anyone doing their first Schedule E or tired of a messy shoebox of receipts.
Who is it not for?
It is US only and built around Schedule E (Form 1040). If you provide hotel-like services and report on Schedule C, or you file outside the US, this is not the right tool. A CPA can tell you which form applies to you.
Why does my Airbnb payout not match my tax paperwork?
Payouts are generally net of Airbnb's host service fee and may be affected by adjustments, refunds or taxes Airbnb collects on your behalf. Tax paperwork generally starts from gross rent. HostLedger has a reconciliation box that bridges deposits and gross so you can see where each difference comes from.
What do I get?
An Excel file and a Google Sheets copy with an income sheet, an expense log with category dropdowns, a Schedule E summary and a reconciliation check. The Multi-Property and 3-Year packs add a depreciation sheet and a personal use day tracker.
Does it work for Vrbo and direct bookings?
Yes. You enter income by month, so any platform works.
Does it connect to my bank or Airbnb account?
No, and that is on purpose. You type or paste numbers, so no one ever needs your logins and nothing about your finances leaves your computer or your own Google account.
How do I receive it?
After payment you land on a thank-you page with your license key and download links. No account is created. If you lose the page, write to us with your payment receipt and we will resend it.
When can I buy?
Purchase is opening soon. Leave your email on the home page and we will write once when it is ready.
What is the refund policy?
14 days, no questions asked. Email ege@appxiom.co and we return your payment.
Will it be updated for new tax years?
The 3-Year Pack includes updated files for 3 tax years. Other packs cover the year they were released for. We check the line layout against the official IRS Schedule E instructions each year.
Do you store my data?
We do not receive your spreadsheet entries at all. See the privacy page.
